Our client purchased this Ottawa Class A asset midway through a plan to add a second high-rise tower to this high profile location.

This complex task involved the reinforcing of existing and the installation of new foundation elements down through three levels of existing retail space and five levels of underground parking, followed by the construction of the new tower, all while maintaining "business as usual" for the existing tenants.

(TAC) was engaged to :

  • Provide pre-purchase due diligence including a detailed review of Development & Construction Contracts to be assumed under the Purchase and Sale Agreements.
  • Provide a detailed assessment of Development & Construction Costs to Complete. (CTC)
  • Renegotiate existing Construction Contracts & Agreements to provide greater certainty with regard to CTC.
  • Provide on-going direction to existing Design Team
  • Provide on-going Project & Construction Management
  • Manage overall Commissioning Program

All with a view to ensuring assumptions made at the time of purchase could be complied with or improved upon.
